If a fault becomes apparent at the property you must inform your landlords agent/landlord immediately, you can use our fault reporting system below. Failure to do so may mean that you are held responsible for any further deterioration as a result of the delay. Once the fault has been reported it will be dealt with accordingly.

PLEASE NOTE : Please note that you must not authorise repairs to the property or incur any unauthorised expenses without the express written permission of the landlords agent/landlord. The cost of any work authorised by you or someone acting on your behalf without such authority will not be reimbursed.

What to do in an Emergency

 
An emergency is classed as something which could cause serious damage to the property.

For example;

  • Severe leaks.
  • Loss of electrical power or light
  • Loss of heating or hot water.
  • Broken windows or doors following a break in.
  • If you smell gas or detect a gas leak, call the National Gas Emergency service on 0800 111 999
  • If your landlord is on a non-managed contract with us, please contact your landlord direct.

Out of hours emergency

 
If you have an emergency when our office is closed, please ensure that the issue is a genuine emergency and cannot wait until our Lettings department re opens. Please be aware that should a contractor be instructed as an emergency when an emergency repair is not necessary or your landlord is a NON MANAGED landlord, then any costs for the emergency contractor will not be reimbursed.
